Happy Sunday, friends 😎
Have you ever stopped to think about just how many documents you're responsible for in Portugal?
From your NIF and residence permit to vehicle documents, healthcare, insurance, and everything in between... it's a lot. And unless you have a foolproof system, it's surprisingly easy to miss an expiry date. (Ask me how I know).
This week, I'm excited to share a free Document Checklist Tool. Simply answer a few quick questions, and we'll generate a personalised checklist of the documents you may need to keep track of in Portugal. It's a simple way to see what you've already got covered, and what you might have forgotten.
Once you have your checklist, you can try the new Documentos-App free for 7 days to securely store your documents and receive reminders before they expire. It's the app we built because we needed it ourselves, and after months of rebuilding it from the ground up, we're so excited to finally share it with you.
Also in today's newsletter, we're looking at Portugal's property market from a unique angle. Our friends at Fresh Properties explain why some of the country's most desirable homes are sold before they ever appear online, and how buyers can access these hidden opportunities.
Right... let's dive in, shall we?

Skincare built by longevity scientists
Most skincare treats the symptoms of aging. OS-01 FACE was built by longevity scientists to address the cause. With age, some skin cells stop functioning – accelerating the visible skin decline that most skincare was never designed to address. OneSkin is different. It's skincare with better science and real results.

The name tells you everything. Someone stood before these blue-green pools, smooth granite shelves, and thick vegetation and thought, “Tahiti.” It feels less like northern Portugal and more like a hidden tropical pocket tucked into the mountains.
But this place is more than just a pretty anomaly. For generations, locals from nearby Ermida have come here to swim, slipping down natural granite slides carved smooth by centuries of rushing water. It is a landscape shaped as much by human ritual as by nature.
There is history here, too. During Franco’s dictatorship in Spain, this remote stretch of mountain became a quiet meeting point. Portuguese shepherds would cross paths with their Spanish counterparts, exchanging news and tobacco far from the eyes of border guards. The waterfall stood witness to it all, keeping its silence as these small acts of connection unfolded.
Getting there is part of the adventure. Located near the village of Ermida in Terras de Bouro, the trail can be tricky to find, so it is worth asking locals for guidance. The hike is not suitable for those with limited mobility, and in summer it draws a crowd. If you go, bring water shoes; the rocks are as smooth as they are slippery.

Think you've seen every property for sale in Portugal? Think again. Some of the best homes are sold before they ever make it onto Idealista or other property websites. This week, our friends at Fresh Properties explain how Portugal's "off-market" property market works, why sellers choose this route, and how buyers can position themselves to hear about these hidden opportunities before everyone else.

Why Properties Sell Before They’re Publicly Listed: Understanding Portugal’s Off-Market Property Market
When searching for property in Portugal, many buyers focus on popular property portals and public listings. However, a significant number of homes, particularly in highly sought-after locations, are sold before they ever appear online. These properties are often referred to as off-market or pre-market properties.
While this may seem surprising to first-time buyers, off-market sales are a common part of the real estate industry. Understanding how they work can help buyers gain a clearer picture of the market and potentially discover opportunities that are not widely advertised.
Let’s explore why some properties sell before being publicly listed and what this means for buyers in Portugal.
1. What Does “Off-Market” Mean?
An off-market property is a home that is available for sale but is not actively advertised through public channels such as property websites, social media campaigns, or traditional marketing materials.
Instead, information about the property is shared privately through professional networks, existing clients, property consultants, or personal referrals. In some cases, a buyer may be found before the property is ever formally launched onto the market.
2. Why Do Sellers Choose Not to Publicly List Their Property?
There are several reasons why homeowners may prefer an off-market sale.
Privacy: Some sellers prefer to keep their plans confidential and avoid public attention.
Convenience: Public listings can generate a large number of enquiries and viewings, which may be disruptive for homeowners.
Speed: If a suitable buyer is already available through an agent’s network, a sale can often be completed more quickly.
Testing the Market: Some sellers initially explore buyer interest before committing to a full marketing campaign.
This approach is particularly common for luxury homes, investment properties, and unique residences in high-demand locations.
3. Why Are Off-Market Sales Common in Popular Areas?
In regions where demand consistently exceeds supply, properties can attract interest long before they reach public listing platforms.
Areas such as Lisbon, Cascais, Comporta, and parts of the Algarve continue to experience strong demand from both domestic and international buyers. As a result, real estate professionals often maintain databases of active buyers who are ready to move quickly when suitable opportunities arise.
When a property matches a buyer’s requirements, a transaction may take place before any public advertising becomes necessary.
4. What Are the Advantages for Buyers?
Although off-market properties are less visible, they can offer several potential benefits for buyers.
Access to additional inventory beyond publicly advertised listings
Opportunity to learn about properties earlier in the sales process
Reduced competition compared to widely marketed properties
More time to evaluate certain opportunities before they attract broader interest
It is important to note that off-market properties are not always cheaper than publicly listed homes. Their value depends on factors such as location, condition, and market demand.
5. Which Types of Properties Are Most Often Sold Off-Market?
While off-market sales can occur across all segments of the market, they are particularly common among:
Luxury villas and high-value residences
Investment and development opportunities
Waterfront and coastal properties
Historic or architecturally unique homes
Properties owned by individuals seeking greater privacy
These properties often appeal to a specific group of buyers, making targeted marketing more practical than a broad public campaign.
6. How Can Buyers Learn About Off-Market Opportunities?
Most off-market properties are accessed through professional relationships and local market knowledge rather than public advertising.
Buyers who are actively searching often benefit from:
Clearly defining their property requirements
Being financially prepared to act when opportunities arise
Building relationships with experienced local professionals
Staying informed about market activity in their preferred locations
Because off-market opportunities can move quickly, preparation is often an important factor in successfully securing a property.
Off-market sales are a normal and often overlooked part of Portugal’s property market. While public listings remain an important resource for buyers, they do not always represent the full range of available opportunities.
By understanding why some properties are sold privately and how these transactions occur, buyers can develop a more complete view of the market. Whether purchasing a permanent residence, holiday home, or investment property, knowledge of both public and off-market opportunities can help buyers make more informed decisions during their property search.
