We're not a relocation agency, and we're not lawyers. We're a small, founder-led team based on the Silver Coast, helping expats with the practical things that are difficult to manage from abroad. The things that don't always fit neatly into a relocation package but still need to get done.

Moving into a new home is exciting. It can also be exhausting, especially when you're arriving in a new country and trying to get settled as quickly as possible.
Many rentals and newly purchased properties are technically ready to move into, but they're often missing the everyday essentials that make a place feel comfortable from day one.
We take care of those details before you arrive.

Owning a property in another country can be wonderful, but it also comes with a nagging question in the back of your mind:"Is everything okay?" Whether you're away for a few weeks, several months, or managing an Airbnb from overseas, it helps to know there's someone local who can check in and let you know everything is as it should be.
We provide regular visits and practical support so you can enjoy your time away without worrying about what might be happening back home.

A second pair of eyes before you sign anything — one of them belongs to a handyman.
The Silver Coast has some wonderful properties, but photos don't always tell the full story. A house can look perfect online while hiding issues that only become obvious when you're standing in it.
We walk the property for you before you commit. One of us looks at it like a future neighbour — light, layout, street, noise, walkability, the feel of the place. The other looks at it like a handyman — because that's literally what he does for a living here. Roof, plumbing, electrics, woodwork, signs of damp, what's going to need money in the first two years.
You get an unfiltered, unbiased report. No commission to a seller, no agency to please. Just what we'd want to know if it were us.

We are not lawyers, surveyors or estate agents. We don't replace a proper legal due-diligence process — we make sure you don't need it on a property that was never worth pursuing in the first place.

Why us
For the past few years, I've been writing a newsletter about what it's actually like to move to and live in Portugal as an expat. The practical parts, the weird parts, the bureaucratic rabbit holes — I write about all of it, and hundreds of people read it every week.
Lately, I been getting messages from readers asking the same thing: "Do you know someone on the ground who can help me?"
The answer used to be no. Now it's us.
The "we" is me and my husband. While I've spent years helping expats navigate life in Portugal through The Expat Hustle, he's spent the last five years working on properties across the Silver Coast.
Together, we bring both sides of the picture: the practical realities of settling into a new country and the on-the-ground experience of maintaining homes and working with local property owners.We've learned a lot through our own experiences and through helping others, and we're happy to share that knowledge with people starting their own journey here.
We're not trying to be everything to everyone. We cover the Silver Coast, we keep our client list deliberately small, and we only take on work we know we can do well.

Common questions
Are you a relocation agency?
No. We don't have licences, legal qualifications, or partnerships with property developers. We're independent, and that's the point. We help with the practical, on-the-ground stuff that relocation agencies either don't do or charge a lot to do — without any obligation to push you toward specific partners or packages.
Do you cover the Algarve / Lisbon / Porto?
No — and we're intentional about that. We only cover the Silver Coast (roughly Nazaré down to Torres Vedras, and inland through Batalha and Leiria). Doing this well means knowing the area in depth, not spreading ourselves thin. If you're set on another region, we're happy to point you toward people we trust there.
How does pricing work?
We quote per inquiry. Every situation is different — someone might need two hours of our time, someone else might need us for two weeks. We don't have packages you have to squeeze yourself into, and we're not going to quote you a number before we understand what you actually need. How far in advance do I need to book?
For Property Visit Reports, we generally need 1–2 weeks' notice. For Turnkey Arrival Setup, we'd want 3–4 weeks to do it properly. If you're in a rush, tell us — we'll see what we can do. The earlier you get in touch, the more flexibility we have.
